Reservations Process

How do I make a reservation?

We offer 2 easy ways to choose from to make a reservation. You can either call (801) 747-0218, or toll free 1-800-410-2251. As part of the reservation process you will be required to agree to our rental contract.

What is the initial payment and do you require a deposit?

The initial payment is 50% of the total reservation amount to secure a reservation. In lieu of a large deposit, a $80 accidental damage insurance waiver is charged, covering up to $3,000 for any accidental damage. Some 5-star properties require $100 accidental damage waiver.

Are there additional fees I should expect?

The total price you are quoted by your UBVR reservationist includes tax and fees. There are no additional hidden fees.

What are the fees?

As is standard with any vacation home, there is a one-time cleaning fee (varies by size and location of home). The $80 accidental damage insurance fee covers any accidental damage during your stay.

Is daily cleaning or mid-stay cleans included in the cost?

No, daily and mid-stay cleans are not included in the cost of your stay, but can be arranged for an additional cost. Please call prior to your arrival for pricing and to schedule additional cleaning.

What is your cancellation policy?

Reservations cancelled by you 90 days or more prior to the arrival date, then a $250 processing fee will be assessed and the balance returned to you. Reservations cancelled less than 90 days prior to arrival date forfeit rental amount unless the unit can be rented to another party.

About the Home

What's the address of the home?

For security and safety of our vacation homes and our guests we only provide the address once a reservation is made. However, we understand the importance of location to our guest and have created maps of our homes to provide this information. You can see the location of all our homes together on our interactive property map. Once your reservation is paid in full, you will receive an email with driving instructions, map and physical address.

What can I expect the home to include?

Our family owns and operates most all the homes we offer. Many homes have the same amenities, but most vary by home. Visit the property webpage to find the major amenities offered for a particular unit. Generally, each home includes housewares, limited house supplies, complimentary toiletries, linens and bedding, private hot tub, and in select 5-star properties a game room, home theater, and more.

What is the maximum capacity? Is it different than the number the home can sleep?

The maximum occupancy is based on the number of total people the home can sleep including both beds and other alternative areas to sleep (sofa sleepers, chairs). The recommended sleeping capacity is based on the number of people can sleep comfortably in beds. There are a few homes where there are more spaces for sleeping than the maximum occupancy. It's designed to allow for different sleeping configuration but is not intended to allow for more guests. The listed maximum sleeping capacity is the maximum number of people that can be in the homes at any given time during the day or night.

Is the hot tub working?

Our hot tubs are maintained weekly and bi-weekly by our service technicians. Each service includes a ten-step process of filter cleaning, water and tub cleaning, chemical and pH rebalancing . On occasion, unforeseeable issues cause further repairs, which we try to fix as fast as possible to satisfy all our guests.

Does the home have linens and towels?

Yes. But not unlimited supply. We provide a bath towel and wash cloth per person based on the advertised maximum occupancy.

Check-in Check-Out

How do I check in or get the keys?

We are family owned and operated and love meeting and welcoming every guest upon arrival. However, sometimes it isn't possible. So we also offer an express check-in which allows you to go to the home and self check-in. You will receive check-in instructions email once your reservation is paid in full and confirmed, which has a map, driving instructions, exact address, and some helpful additional information about your vacation home to consider. It will also give you the keybox access code you will need to retrieve your keys when you arrive at the property.

What time is check-in and check-out?

Check-in is 4:00 PM and check-out is 11:00 AM. Check-in and check-out times are very important for our housekeepers and quality control staff schedules to prepare the home for you or our next arriving guest on that same day of your check-out. If you're scheduled to arrive earlier or depart later please contact us with that information.

Can I check-in early or check-out late?

We strive to accommodate requests for an early check-in or late check-out. Please let us know before you arrive what time you would like to arrive or depart and we will try to accommodate your request. If we are able to accommodate your request based on availability, there is a $50 nominal fee. Please call reservations (801) 747-02128. We request a few days notice before arrival for this request.
